ROI Funder vs Avana Capital

These two are not really rivals. Avana Capital's site describes commercial real estate lending, such as SBA 504, bridge, construction and conventional term loans. ROI Funder places operating money: working capital, revenue-based financing, term loans, lines of credit, equipment financing and SBA loans. The right choice depends on what you are buying.

What Avana Capital says it does

Avana lists four commercial real estate products and says it has 23 years in business, $1.7 billion closed and coverage in 50 states.

On the Avana Capital homepage (checked October 2026), the products are an SBA 504 loan for acquiring, expanding or refinancing commercial real estate ("up to 90% LTV"), a bridge loan, a construction loan for hotel projects tied to a hotel brand, and a conventional term loan for stabilized assets.

The company states 23 years in business, $1.7 billion in loans closed to date and lending coverage in 50 states. Its sample deals range from about $1.2 million to $20.4 million and involve hotels, multifamily, industrial and office buildings.

The page does not give credit, revenue or time-in-business requirements, funding timelines, rates, fees or minimum loan amounts, and links to separate pages for some of these. We state only what the homepage shows.

Property financing versus operating financing

Property loans buy or refinance a building and are repaid over years. Operating funding pays for inventory, payroll, equipment or growth and is repaid from sales.

The difference shapes everything else: underwriting, documents, timing and cost.

If the thing you want to buy has a street address, you are almost certainly looking at a property loan. If it is a delivery van, a payroll cushion or a pallet of stock, you are in operating territory.

Where ROI Funder fits

ROI Funder places $5,000 to $5,000,000 of operating funding, with 500+ FICO considered, 6+ months in business and $20,000+ in monthly revenue.

One online application, a soft credit pull (no impact on your score) and no obligation to accept an offer. We match your file to funders in our 100+ funder network. On approved, complete files, money can land the same business day. A complete file is the application plus 3 months of business bank statements.

Common uses next to a property project:

We do not place commercial real estate mortgages, so we will not claim to match you to an SBA 504 or bridge loan. Our commercial real estate loans guide explains the product honestly.

When Avana Capital is the better fit

Choose a commercial real estate lender if you are buying, building or refinancing a property and the amount runs into the millions.

  • Buying an owner-occupied building. An SBA 504-style structure is built for that goal, per Avana's description.
  • Refinancing a hotel, multifamily or industrial asset. These are the deal types Avana lists.
  • Ground-up construction. Construction financing has draw schedules that operating funding does not.

If that is you, ROI Funder is not the right tool, and we would rather say so than waste your time.

Costs people forget on property deals

Property deals add appraisals, legal fees, down payments and reserves that operating funding does not, so budget for them separately.

Buying or refinancing a building brings costs beyond the loan itself. Expect an appraisal, an environmental review on some properties, title and legal fees, insurance and often a required down payment or equity contribution. These are general categories; ask any lender for a written estimate for your deal.

It also helps to separate the property budget from the operating budget. Illustrative example: an owner buys a $1.2 million warehouse with a property loan, then discovers she needs $90,000 for racking, a forklift and the first month of hiring. If that money was not planned, she may reach for the most expensive quick source. Plan operating money before closing so you can choose on price, not panic.

That is where an equipment or working capital product can sit beside a property loan. Our working capital page describes how it works. Numbers here are illustrative only.

When ROI Funder is the better fit

Choose ROI Funder when the goal is cash flow, equipment, inventory or growth, and you need the money in days rather than months.

Illustrative example: a restaurant owner signs a 10-year lease on a new space. The landlord's build-out allowance is smaller than the $150,000 she needs for the kitchen. A property loan does not fit because she does not own the building. Equipment financing for the kitchen plus a modest working capital draw for pre-opening payroll does.

For stable, lower-cost money over a longer period, ask about SBA loans through ROI Funder. They are slower, but often the lowest cost. If you want a dollar-by-dollar check on a purchase, see our equipment payback guide.

Numbers in the example are illustrative and not an offer.

Only loosely. Its site describes commercial real estate lending, while ROI Funder places operating funding such as working capital, term loans and lines of credit.

Can ROI Funder finance a building purchase?

No. We do not place commercial real estate mortgages. We can help with equipment, inventory, working capital and similar needs.

Could I use both?

Yes. Some owners use a property loan for the building and operating funding for equipment or working capital. Check each lender's rules on additional debt.

How fast can ROI Funder fund?

On an approved, complete file, money can reach your account the same business day. A complete file is the application plus 3 months of business bank statements.
